The apartments will be handed over according to BDS:

Windows and balcony doors. High quality German 6-chamber PVC windows with triple glazing, which increases the maximum noise and heat insulation of the premises. Exterior window sill in architectural detail. Most of the windows in the building are French for the purpose of more illumination of the apartments. All openable windows and doors have a two-plane opening with metal adjustable fittings.

 

Walls – made of high quality ceramic blocks Porotherm N + F of the Austrian concern WIENERBERGER. The inner ones are 12 cm in size and the outer ones are 25 cm in size. Baumit or similar masonry mortar is used. The interior walls and ceilings are finished with plaster or lime plaster. All outer edges of the masonry are protected by built-in moldings.

 

Armored front doors. Metal frame with reinforced construction, decorated with interior frame with rubber seal. Metal wing with frame and reinforced hinges, with special filling. The doors are covered with two-component varnish. Cash lock with three original keys, deviator with three spikes and spy. Each door has a complete security system, which consists of three main elements: a patented construction, a lock with a high degree of security and an original decorative layout.

Floors . Floor screed with protective corrugated pipes – cables for low-voltage installation and pipes for radiators.

 

Bathrooms and toilets. Walls and ceilings with lime-cement plaster, constructed water supply and sewerage according to the project and floor of a concrete slab with a deviation for a channel.

 

Terraces . The railings are in architectural detail with triplex glass. The terraces are made on the upper side with XPS 5 cm thermal insulation, reinforced cement screed with slope, Italian or German waterproofing layer with sprinkles and final coating of granite and siphons VIEGA, and on the lower side with “integrated thermal insulation system” by BAUMIT.

XPS thermal insulation with a thickness of at least 10 cm, watertight concrete with slopes and a two-layer waterproofing system with protected mineral sprinkling on the upper layer, leveling mosaic, granite tiles and VIEGA siphons are placed on the open terraces. In addition, 10 cm of butyl self-adhesive tape is applied between the joinery and the waterproofing.

 

WTO . Internal wiring to living rooms, offices, bedrooms and children’s rooms with outlets for sensors, transmitter and keyboard.

 

Internet connections to each apartment with branches to living rooms and bedrooms.

Cable TV. Internal wiring to living rooms, offices, bedrooms and children’s rooms with a choice of supplier.

Intercom system. For all apartments with installed intercoms of the Spanish company GOLMAR, with magnetic chips for access control, for higher security of the residents.

 

 Common parts:

Entrance hall, corridors and stairs. Entrance hall with luxurious interior design by architectural project. The flooring in the corridors and the staircase is made of natural stone. All corners of the facade are protected with edge guards, and above the openings for facade windows and bay windows, the protective profile is drained.

Individual parts of the facade will be made with a suspended facade of fiber cement panels. The material is full frost resistance and high fire resistance class.

 

Heating and ventilation. Installed aluminum radiators on separate heating circuits connected to a common collector box in front of the apartment, the temperature is adjusted individually for all rooms. The heating installation has five-layer polyethylene pipes with aluminum insert, drawn in corrugated pipes in the floor screed. The subscriber station is installed in a special room in the underground floor connected to the heat transfer network of Toplofikacia Sofia AD.

Vertical risers for heating have been built and individual heat meters have been installed in the common corridors, and for each apartment the central heat supply will be able to be stopped and started individually with shut-off valves.

Suction ventilation with outlets for individual fans is provided for all bathrooms and toilets. Ventilation will be performed by metal pipes in the bathrooms and toilets, and the other branches of ventilation will be performed by ready-made chimneys. For the underground parking there is a general exchange of forced and natural ventilation.

Measurement. For each of the apartments are provided individual electricity meters installed outside the building, water meters for cold and hot water and heat meters in the common corridors.

Water supply and sanitation. Plumbing system with vertical risers and horizontal wiring of polypropylene pipes with thermal insulation.

The sewerage is with thick-walled PVC pipes and is connected to the street sewerage.

Electrical installations. High current installation according to a project with apartment boards, fuses and residual current protections of LEGRAND and SCHNEIDER ELECTRIC.

Lightning rod installation of the German company PRОPSTER.
